urbanMetrics inc. has a long and successful history that began in 1947 as Larry Smith & Company, the premier shopping centre and real estate consulting firm in Canada and the United States.

In November 1975, the Canadian practices of Larry Smith and Canadian Urban Economics Ltd. were acquired by Coopers & Lybrand (“C&L") and became a full service real estate consulting practice.  This continued through C&L’s merger with Price Waterhouse in 1997.

In February 2004, urbanMetrics inc. was launched as an independent consulting firm with senior staff from the former PricewaterhouseCoopers Real Estate Advisory Services practice.
Our practice is proud of our corporate history yet we look forward to build relations with new clients across the country in both the public and private sector.

Doug enjoys a distinguished career in economic, market and real-estate consulting. His career spans over 35 years, both as a founding partner of urbanMetrics and the national real-estate advisory partner of Coopers & Lybrand and PricewaterhouseCoopers. Doug is particularly well known for consulting assignments in the areas of market research and analysis, most notably in the retail commercial sector. He also conducts residential and employment land needs analysis. Doug has a solid track record as an expert witness at both the Ontario Muncipal Board as well as the Provincial Courts.

Rowan Faludi

Rowan has over 25 years experience in urban economic analysis consulting to both public and private sector clients.  His range of expertise including urban planning, market analysis, and economics, enable him to offer his clients a unique perspective on urban issues, with recommendations that reflect economic reality.  His primary practice areas include retail and commercial real estate consulting, tourism strategy, economic and fiscal impact and downtown revitalization. Rowan has extensive experience at the OMB including files related to retail market disputes and development charges.

Lynne Davidson

Lynne started her real estate consulting career in 1980 and specializes in real estate market opportunity feasibility analysis, with a particular focus on the shopping centre and retail industry.  She has undertaken commercial strategies for municipalities and strategic studies for the expansion of a number of major regional shopping centres across the country.  She is also specializes in conducting retail market and impact studies for new projects and is frequently engaged by municipal clients to undertake peer reviews of retail market studies.

Peter Thoma

Peter has been involved in the real estate consulting industry for over 15 years. His practice is focused in the areas of economic impact analysis, land development strategy, market analysis, forecasting, municipal land needs analysis, corporate site selection, economic development strategy and industrial sector analysis. Peter brings to each of his assignments a wealth of background experience and knowledge. Over the course of his career, Peter has been involved in a number of high profile development and strategy assignments involving transit, transportation, office, retail, housing, tourism/leisure, open space, waterfronts, hospitals, courthouses, universities and downtown revitalization. Peter has been qualified at the Ontario Muncipal Board as a land economist and market expert.

Kosta Michalopolous

Kosta has over 20 years of experience in commerciall real estate market research and analysis.  Kosta specializes in retail sales impact analyses and shopping centre repositioning studies throughout Canada for a wide variety of national and local clients. Kosta is one of the leading retail analysts in the country. Prior to joining urbanMetrics in 2009, Kosta worked with Kircher Research Associates Ltd. and Coopers & Lybrand Consulting.

Chris White

Chris holds an Honors Bachelor of Arts Degree from the University of Toronto with majors in Economics and Urban, Economic & Social Geography.   Prior to joining urbanMetrics in 2010, Chris gained extensive public sector experience while holding multiple positions with the Government of Ontario.  At the Province, he assisted in the planning and management of major government initiatives for a variety of ministries that included Municipal Affairs & Housing, Education, Tourism & Culture, and Citizenship & Immigration.

Mike Johnson

Mike Johnson joined urbanMetrics in 2010. He holds a bachelor’s degree in Urban Development from the University of Western Ontario.  Mike has had research experience working on a variety of development projects including economic impact analysis, feasibility analysis, downtown revitalization, and land use planning projects.  Having lived in Switzerland and Scotland, Mike has had unique exposure to planning practices outside of Canada.

Ian Clendening
Associate Consultant

Ian Clendening holds a Masters degree in Urban Planning from Ryerson University and a Bachelor of Arts from Simon Fraser University where he did a double major in Economics and Political Science as well as a certificate in Sustainable Community Economic Development.  Ian has worked for the Town of Markham’s urban design department where he worked on parkland dedication and fiscal impact analysis.  Ian has lived in Victoria, Vancouver, Toronto and Istanbul while going to school and has travelled extensively through small and mid-sized Canadian cities during his seven years spent treeplanting.

Igor Dragovic
Associate Consultant
MA Spatial Analysis; BA Geographic Analysis (Ryerson Univeristy)


Igor Dragovic holds a Masters degree in Spatial Analysis and Bachelors in Geographic Analysis- both from Ryerson University. Igor has experience as a research assistant and analyst at the Downtown Yonge Business Improvement Area and the Centre for the Study of Commercial Activity. In addition, Igor has worked through Ryerson University for the Access Alliance Community Health Centre, working extensively with Canadian Census data to produce maps of social determinants of health. Igor has lived in Montenegro and Russia, prior to coming to Canada and has briefly studied in England.
